PROJECT: Multifamily High-rise Community in Edgewater

LOCATION: Biscayne Blvd & 25th Street, Miami, Florida

DESCRIPTION: 25-story, 250-unit project with 13,000 SF of retail space.  The report centered on achievable rents, absorption pace, and a through analysis of the site, multifamily market, and the economics and demographics that fuel the neighborhood.

PROJECT: Analysis of market rents in Little Haiti

LOCATION: I-95 east to Biscayne Blvd, 54th St to 79th St, Miami, Florida

DESCRIPTION: The analysis estimated markets rents and absorption for two under-going developments.  The impact of the Miami Innovation District was assessed along with community support for new projects

PROJECT: Overtown – Economic and Fiscal Impacts Analysis

LOCATION: 345 NW 10th Street, 1016 NW 3rd Ave, 316-334 NW 11th Street, Miami, FL

DESCRIPTION: 97,00 SF of TAMI office space, 1,800 SF of retail space, and 22,000 SF for a museum.  The report concluded there would be 624 construction jobs and 793 long term jobs generating $40,000,000 in construction employment and $42,000,000 of wages annually.

PROJECT: Housing analysis – Pricing and Absorption

LOCATION: SW 316 St & 189th Ave, Homestead, Florida

DESCRIPTION: Estimated sales prices and absorption for a community of single-family homes of 50 homesites of $500,000 to $700,000 with sellout in 9 months.

PROJECT: Economic and Fiscal Impacts Report

LOCATION: Vizcaya Metrorail station – South Dixie Highway and SW 32nd Rd, Miami, Florida

DESCRIPTION: 288 units for affordable and workforce housing with 9,000 SF of retail space in an 8-story building adjacent to the Vizcaya Metrorail station at a project cost of 81M. The report concluded there would be 902 construction jobs and 47 long term jobs generating $58,300,000 in cnst employment and $1.760 of wages annually.

PROJECT: Market Study

LOCATION: SW 184th Street & South Dixie Hwy, Palmetto Bay, Florida

DESCRIPTION: 60 units, 5-story multifamily development.  Assessed rents and absorption pace, along site, multifamily market, and economic and demographic analyses.
